What a structural opening modification actually involves
Cutting a new opening into a wall, or filling an old one in, is not the same job as swapping a window. The wall is carrying weight, so before we touch it we figure out the load path and where that weight needs to go once the opening changes. On a new opening we install a properly sized header to carry the load above it, with king studs, jacks, or filled CMU cells on the sides so nothing sags or cracks later. On an infill we tie new framing or block into the existing wall and rebuild it to match.
David's own crew does this work start to finish, no subcontracted framers passing the buck. We brace and shore the wall before the cut, keep the opening square and plumb for the impact unit that goes in next, and patch stucco outside and drywall inside so the finished wall looks original. Most homeowners are surprised how clean the wall reads when it is done right.
Engineering, permits, and how this protects your insurance
Any time you change a structural opening in South Florida, the county wants engineering and a permit, and they are right to. We bring in a licensed engineer to size the header and detail the connections, then pull the permit and schedule the inspections in Broward, Miami-Dade, or Palm Beach. In the HVHZ counties (Broward and Miami-Dade) the new opening gets a Miami-Dade NOA impact window or door; in Palm Beach we use Florida Product Approval products rated for the wind-borne-debris region.
Doing it permitted matters beyond passing inspection. Unpermitted structural work shows up at resale and can stall a sale or kill an appraisal. A closed, inspected permit keeps your records clean, and because the new opening goes back in with laminated impact glass, it can earn the same wind-mitigation insurance credits as the rest of your impact upgrade.
